You can use either Gloss or Roughness map. Not both of them. Plus, you can also save as DDS file format instead of TGA for better performance. :)

What is Megascans?
Massive online scan library of high-resolution, PBR calibrated 3D scans and surfaces. Prepared for Games, VFX, ArchViz, Ads and Automotive, VR and AR. They have thousands of 3D assets, tileable surfaces, vegetation, imperfections, decals and many more.
This is done using Lumion 10 rendering software for architectural visualization. It’s a great 3D render software that saves a ton of time for architects because it helps you achieve the level of detail and realism not available in any other similar software.
Lumion 10 is fully compatible with most 3D modeling software, including Revit, SketchUp, ArchiCAD, 3ds Max, Rhino, AutoCAD, Vectorworks, and many others.
