In a previous video, I gave you a glimpse of my BGC condo when I rated the top condominium developers in the Philippines and how likely you'll be able to manage your condo as an Airbnb business in the Philippines. I stumbled into renting out my condo for short term guests a few years ago as the developer of Fort Victoria Condominium, New San Jose Builders, was largely accommodating of this set-up for short-term hosting. In my years of being an Airbnb host, New San Jose Builders would definitely be the most accommodating of Airbnb when compared to other developers such as Megaworld, DMCI, SMDC, Robinsons Land, Ayala Land, and Rockwell. While I've continued to operate the condo as an Airbnb, I'm now offering this place to the market and opening it up rent my condo for long term use. Before the pandemic, it made a lot of sense for me to have the unit operate for short term guests. On one hand, I can earn from my investment espeically since I'm still paying for my mortgage! At the same time, I can personally use of the condo every now and then hosting friends and family. However, with the pandemic limiting all movement and activities, I haven't been able to use the space as much. Now it makes better sense to just gave my condo get rented out long term!

My property is officially listed as a 2 Bedroom Condominium unit with 1 Toilet & Bath as bi-level split with total floor area of 40.5 sqm or roughly 436 sq. ft. Admittedly, the unit is a cozy space that would have probably been made more spacious as a 1 bedroom condo unit. But since units in Fort Victoria are turned over bare and unit owners are free to plan out the living space, we've maxed out this out and fit in a second bedroom. This move to fit in a 2nd bedroom in the condo is perhaps one of its best features now. The Bi-level set-up and provision of a 2nd bedroom ensures that renters have ample space in having a 3rd space for privacy in addition to the primary bedroom and the living room/kitchen/dining area at the 1st level. For those who have a WFH (Work From Home) set-up, the secondary bedroom can be a devoted work station so that you separate your working area from the rest of the living area in the condo. For couples, the secondary bedroom can be an extra space --- perhaps for some me time or set up as a guest bedroom, which is personally how I've used it. For starter families, the secondary bedroom can be your child's first room. The three living spaces all have access to windows with the primary bedroom and living room having unobstructed views of BGC! Sitting atop the 21st floor almost at the penthouse of Fort Victoria, my condo has unparalleled views of the BGC Skyline where you have a bird's eye view of BGC's iconic buildings such as the Grand Hyatt, Shangri-la at the Fort, High Street, and BHS Central Square. Being on the 21st floor has assured us these iconic views since the surrounding buildings all sit at least few levels below our unit. To rent it out, my 2 bedroom bi-level condo comes at the price of P45k exclusive of electricity and water but inclusive of condo association dues.
