Many novice investors struggle to continue to grow their real estate portfolios because they're relying on the big banks to finance all of their transactions. In reality your real estate investing business will fail if you can't successfully access private financing.
Investors often go to the bank and ask for financing when they want to add another property to their portfolio. When acquiring a property you may not know what the cost of the renovation will be, what the property will be worth after the renovation is completed and what your rents will be once the tenants move in. What if you could flip the script on the bank and go to them after all of this work was already done and instead of asking them if you can acquire the property, you already own it. This is how savvy investors work the system to their advantage.
