Anonymous Story: Back in high school, I used to help a guy with his homework, and recently he reached out to me wanting to buy me a house and a car. 2 Part.

Back in high school, I used to help a guy with his homework, and recently he reached out to me wanting to buy me a house and a car.
During those 3 years, he protected me, and I did his homework, so in my mind, we were square, even though we never talked about it.
So, when he contacted me offering to give me a house and a car, I immediately suspected it was some kind of scam.
But to my surprise, he had moved abroad and became a successful businessman, so I agreed to chat with him over a video call.
I told him he didn't owe me anything, and there was no need for him to buy me anything.
A few days later, I received a call from the most expensive medical center in my area, saying that I had 3 years of paid physiotherapy.
Thinking it was a prank, I went to the medical center, only to find out it was real. I even had my first two sessions, and my body feels much better.
I called him back and thanked him, and he said it was the least he could do for me, adding that the offer of the house and car still stood.
I'm confused and feel embarrassed to accept; for me, our relationship was purely transactional, and now he comes and says he owes me. Opinions, should I accept his gift?
