Internal Rate of Return is one of the technique under discounted cash flow method. This method is consider to be more reliable than NPV, since this method helps in arriving a discounting factor that consider the entity's risk-return profile in deep.

At IRR,
NPV = 0 and PI = 1
because PV of cash inflow = PV of Cash outflow
