A simple breakdown of the house hunting  process in Korea. If any of you are looking at moving to Korea or are hoping to move out of your school's provided housing then here is a quick step by step explanation of the process and a walk through of Korean house hunting apps Zigbang and Dabang.

Korean Terms to Know:
►전세 - housing where you pay one lump sum up front, no monthly rent and you get it all back at the end. This process is usually done by taking out a loan and using the loan to pay the lump sum. You only need to pay the bank the monthly interest for the loan which is often cheaper than a 월세 rent. These loans however can be difficult for foreigners to qualify for unless you're married, or have another F visa status.
►월세 - housing similar to the US, you pay monthly rent and an up front key deposit that is returned at the end.
►아파트 - apartments (usually quite large family sized homes and 전세)
►오피스텔 - apartments usually not too big, some people use these to host a small business. (월세 usually); These rooms can be zoned for housing or office purposes. It's common, especially in Seoul for these to be zoned in a way you cannot collect tax deductions on your rent.
►빌라/원룸 - villa/one room, 4 story buildings with studio apartments.
►투룸, two room apartment
►보증금 - key deposit (typically ranges from ₩1,000,000 ~ 20,000,000)
►계약서 - lease or contract
►가계약 - pre-lease signing contract between potential renter and the real estate office guaranteeing they can get the landlord to agree to your leasing terms. This will ensure the real estate office doesn't show your preferred apartment to other clients. Typically you will pay a non-refundable deposit for this that counts towards your key deposit.
►관리비 - monthly maintenance fees; usually includes water, electricity and sometimes internet and cable etc. (typically more expensive in officetels)
►동사무소 - local government office
►주민센터 - community service center (This and the above are essentially the same location but two different names for it)
►이사 신고 or 전입신고 - report a move; you need to do this at a local government office or community center AS SOON AS you sign your lease.
►부동산 - real estate office
►공인중개사 - licensed real estate agent
►등기부등본 - residence registration; contains information about the landlord and their financial standing.
