In this exercise, we start from C major 7th chord, then we change one note only to form next chord, e.g.

C major 7th chord: C E G B
then change the note B to Bb (major 7th to flatted 7th) to form:
C dominant 7th chord: C E G Bb
then change the note E to Eb (3rd to flatted 3rd) to form:
C minor 7th chord: C Eb G Bb
then change the note G to Gb (5th to flatted 5th) to form:
C minor 7th flatted 5 chord: C Eb Gb Bb

then this time, we lowered the root by half step, change note C to B. we changed one note to form
B major 7th chord: B D# F# A# (still one note different from previous chord Cm7(b5) enharmonically)

At this stage, we could continue the process until we hit the C major 7th chord again an octave lower.
