More specifically: this video is continuing our documented journey of purchasing land in Joshua Tree / Yucca Valley area to put a prefabricated (prefab) tiny home or small home on it for airbnb.

Here are 5 important things we learned, which helped us determine the land we bought to build an airbnb:

TIP #1. LOOK FOR LAND "NEAR" A TOURIST ATTRACTION
- Examples: National Park (The Great Smoky Mountains), Beach Town (Outer Banks), Ski Mountain (Jackson Hole), etc...
- Helps keep your occupancy rates high with guaranteed tourism
- Ideally being 15-30 minutes from attraction and not longer than an hour
- Pioneertown (which we 1st visited) is a good example with it being 25 minutes from the main entrance of Joshua Tree National Park.

TIP #2. WATER ACCESS:
- CITY WATER:
First look to see if the land has access to city water by looking for a "water" marker on the land. If you're not sure, ask your realtor to find it for you. (If the land has access to city water, you will still need to install a WATER METER to gain access)
**If the land does not have access to city water, here are other options...
1. WATER HOLDING TANK:
- big water trucks deliver the water to the tank when needed
- minimum of 2000 gallons to be delivered each time
- not ideal for short term rentals, because it requires more management, but it can be done successfully for vacation rentals when it's the only option
2. WELL SYSTEM
- installation is between 15k-30k
- consistent water with less management than a water tank
- allows you to not have a monthly bill as you do when you use city water, but there are costs associated with keeping up with inspections to insure no contamination of the water
- Be sure the area where you're looking for your land does not have any limits or regulations on the amount of wells allowed in the area

TIP #3. LAND JUST OUTSIDE OF POPULAR AREAS
- Get ahead of the curve and determine where people will be looking next; an area at least 30 min from the main tourist attraction
- make sure this area also has local things to do nearby such as local coffee, trade shops, monuments, hiking trails, etc...
- your guests may want to stay local at the property to disconnect anyway, but they don't want to feel so disconnected and in the middle of nowhere that they can't get to a local store or restaurant within 5-10 minutes.
- many guests now doing longer stays with the advent of remote work and work-cation, they need to be somewhat close to a town or grocery store

TIP #4. UTILITY AND POWER
- good rule of thumb is the nearest utility pole should be 100-200 meters from where you plan to build
- if the pole is too far away, the power company may need to bring in a new utility pole for power, which could cost you up to 30k
- solar power is not something we can fully rely on just yet, especially if you plan on doing a short term rental or airbnb

TIP #5. VIEWS
- having expansive views will help give your guests that feeling of tranquility they're looking for
- having good views from your land will get you better photos fo your airbnb listing and guests will most likely provide you with instagramable shots to tag your airbnb instagram handle name!
