Are VA Home Inspectors Picky? Here's the truth about a VA Home Inspection. Today I want to share with you what the VA looks for in an inspection. How strict is the VA home inspection? Allow me to first explain there is NO home inspection required on a VA loan. YES! This is true. There is NO home inspection required. The inspection is built in to the appraisal process. Let me explain to you what I mean- when the VA appraiser (it's important to understand the role of the appraiser. It's an independent appraiser that's licensed by the department of Veteran's affairs.) The VA appraiser is going to be looking for three things on that property. Number 1- The VA appraiser is going to be looking to see that the property is structurally safe. Are there any safety hazards in the home? If so, He's going to call them out and they're going to need to be remedied. Number 2- the Va appraiser is looking to see if the property is structurally sound. Meaning, are there any holes in the roof, is it falling apart? If so, once again, it's going to be called out by the appraiser and will need to be repaired. Number 3- the VA appraiser is looking to see if the property is sanitary. Is the home sanitary? Does it have working toilets, running water and things of that nature? If it does you're not going to run in to any issues on the VA loan benefit. It's really not as hard as many people tend to think that it is. There are two things commonly flagged on VA appraisals more often than not. Those two things are Number 1- Is there any chipping paint on your property? That will need to be scraped and repainted. Number 2- Pest Inspection. The VA in most states across the nation is going to ensure that you don't have any termites in your property. If it does, then it will need to be treated. If it has conducive conditions: (excessive moisture ; faulty grade, wood to earth contact.), that too needs to be treated on a VA loan. If you go on to a VA transaction with those lenses on knowing this information will help make your next VA loan transaction just that much smoother.
