Seismic Retrofits Using Three Foundations

All homes have 4 foundation walls, but in some cases one is unusable because there are pipes or wires in the way. Sometimes the foundations have been capped, meaning the mudsill or piece of wood that needs to be attached to the foundation is embedded in concrete. Most seismic retrofit contractors don't know what to do when they see a house that is built that way. This is an advanced method of retrofitting a house which very few engineers or contractors are aware of. I was fortunate in that two of the structural engineers that trained me advised that I use it when I only had 3 accessible foundation walls.
