My approach to property investing is simple, I believe smart investors buy:

Houses In quality metro markets (Brisbane, Sydney, Melbourne) or major regional markets (Sunshine Coast, Gold Coast, Wollongong, Newcastle, Geelong) Close to the city or the beach

I also: Buy quality, tenant-ready property, with the potential for long-term growth Build cash flow neutral, or positively geared property portfolios Understand when to buy and when to sell (timing).

After buying over $360,000,000 worth of investment property in NSW and QLD through my Buyers Agency Pumped On Property I have developed a process to shortlist potential properties that meet my property investment goals.

I also try to avoid: Houses located on main roads Properties affected by flooding Houses on low-quality streets Houses directly next to housing commissions, houses backing onto, opposite, or too close to; cemeteries, schools, shops, industrial and train lines/train stations.
