Real Estate Public Records Can Be Used To Find Private Lenders. Here's A Video On How To Search Real Estate Public Record...
Hi, this is Frank Chen with REIClub.com, the only site you need as a real estate investor. Today I've got a quick video on searching public records to find private lenders
Why Would You Need To Search Public Records?
- Find out who owns a property
- Bankruptcies, Liens, Probates - investment opportunities
- Tax ID number or parcel number
- Research before mortgage and tax auctions
- Find out how long the seller has owned the home
- Have improvements been made?
- Making offers - find out the original purchase price
- Private Lenders
How to Access and Search Your Counties Public Records
- Find out what county you are in based on the Zip
- Visit the county clerk's website
- Call in or you may have to visit the office to get more information
- Search by last name, document type and/or category and dates
- For Private Lenders - Set your search for "MORTGAGE"
- Search for dates after post 2009
- Some counties, you need to enter a name or the first three letters of a name
- Looking for small companies, LLCs, individuals, names that don't look like banks
- Amount loaned out
- Always remember to ask questions about anything you are confused on
Contacting the Private Lenders from Public Record Searches
- Organize your list of names and addresses in an excel
- Send them direct mail using a high conversion piece
- Introducing yourself as an investor who works with private lenders
- Provide contact info - email, phone, website - be accessible
- Ask if they'd like to be informed of any investing opportunities
