Learn How Real Estate Private Lenders Make Money. Here's A Quick Video Explaining How To Become A Private Lender...
Hi, this is Frank Chen with REIClub.com, the only site you need as a real estate investor. Today I've got a quick video on becoming a Real Estate Private Lender.
Step 1: Establish Your Financial Strength
- Can you afford it?
- Managing your expenses - don't put yourself or your family in financial ruin
- Have a buffer
Step 2: Decide Your Loan Criteria
- Residential or Commercial
- Short Term or Long Term - specify months
- Single family? 1 to 4 bedroom?
- Non-Owner occupied?
- Broker's price opinion or comparable appraisal
- Proven track record?
- LTV? - 60%? 80%
- Interest Percentage (accrues monthly)? Points (Percent charged at closing)?
- ROI - 6%? 12% - What type of returns would you like on your money?
Step 3: Find Borrowers
- Everybody needs money
- You just need to pick the people that fit your criteria
- Spend time and stick to your criteria
Step 4: Make Sure Your Paperwork Is Good
- Verify it with an attorney, or have them draft something that protects you 100%
- Promissory Note, Lenders Agreement, etc...
- Review terms with borrower
- Sign all paperwork
Step 5: Go Through The Right People and Start Lending
- Use your Escrow Company
- Use your Title Company
- Get Paid
Plain and simple. don't become a Private Lender if you don't take the time to understand the risks and how to mitigate those risks. You should never give anyone money directly: NEVER just 'write a check to your friend' and hope that the money gets back to you someday. Not even family members. Be smart. By all means, learn about the process of Private Lending: The risks, the law, and how to protect your money!
As always, do your due diligence! If you don't have the time but the money, then consider working with a private lending company with a solid track record, to manage your money.
In the end, we all want better returns on our money; Becoming a private lender offers those returns.
