Knowing how to estimate rehab costs is arguably one of the most important skills any real estate investor can have. When done correctly, it can help you bag grand-slam deals and turn them into profitable flips or BRRRR properties. But, when done incorrectly, it could lead you to leave much more money in the deal at best or lose the property at worst. We brought along general contractor, investor, and BRRRRer, Tyler Madden, to share how he estimates rehab costs on his projects.
Tyler has had to hone his home renovation budgeting skills since he manages rehabs for many properties that aren’t his own. Tyler knows how easy it can be to mess up on these calculations, especially as the cost of labor and materials rise every month. He preaches five simple steps that any real estate investor, no matter their experience, can take to get an accurate calculation of what their renovation budget should be.
