RERA stands for Real Estate (Regulation and Development). RERA was introduced to regulate and govern the real estate at state level. #RERA ensures greater transparency & accountability by reducing the chances of frauds and delays that occur in these real estate contracts.

RERA-Act, 2016. It is an act of parliament of India which seeks to protect home-buyers as well as help boost investment in the #RealEstate industry. So according to RERA act 2016, #RERARegistered agents has the authority to deal the real estate sector. They legally can indulge in the process of selling and purchasing of real estate properties which are registered under section 3 of the act.

RERA registration for Agents is must in cases
• Any project where the area of development exceeds 500 square meters
• If the number of apartments developed is more than eight, RERA registration would be required for the project and the project can be sold only by an Agent having RERA registration.

Role and responsibilities of RERA agents
• Provide guidance and assist sellers and buyers in marketing and purchasing property for the right price
• Prepare necessary paperwork (contracts, leases, deeds, closing statements etc)
• Manage property auctions or exchanges
• Maintain and update listings of available properties
• Promote sales through advertisements, open houses and listing services
• Not include himself in any out of line trade practices
• Not encourage the deal or acquisition of any plot, loft or building, in a real estate project or some portion of it, being sold by the promoter in any planned area, which Authority does not cover under the registration.

Registration procedure for RERA agents
• Visit the official website of RERA of the concerned State
• File an application form
• Submit all the crucial details and documents
• Verification process by the officials
• Submitting application form
• Once RERA registration will be completed license will be issued for the same

Validity for Registration
RERA registration for agents remain valid for a time being of one year or more depending on the amount of fee paid. #Agent can renew their registration at the end of its period.
In case of any misrepresentation, fraud or breach authority possess the right to revoke the agent’s registration at any time.

Penalty
Real estate agents will also be penalized if they will falsely represent any information regarding project to buyers. Penalty will extend uptoRs 10,000 per day and maximum 5% of total project cost. Real estate agent is also required to keep books of accounts of the projects they are indulged in and are answerable for them.
