You can check the property papers on your own with little effort. The important tips in this regard as given in the video are as under:
i) Get the identity of the seller verified by asking for his Adhar, I Card, Voter I Card, DL, Ration Card, or any other such document. Check his name, father's name, age, and photograph on the documents. Tally the same as the photograph given on the property papers. It is important to avoid any impersonation.
ii) Verify the title documents in a chain. From the chain, it is clear when the property was created and how it has been sold or transferred to the present owner. Note down all dates of the ownership and prepare a chain by reading the recital of the property documents. This will give a fair idea of the entire property ownership chain.
iii) Check the mutation record of the property. In the case of agricultural land, it can be from the land revenue department, and in the case of built-up property, it would be from the house tax department. Ask for the mutation order of the property. Do not believe any property tax receipt shown to you.
iv) The building plan showing the sanction of the building and the entire details of the construction. It will also disclose the unauthorized construction or any extra coverage done in violation of the building plan. You can get the help of any technical person if you are not able to understand it properly.
v) Electricity bill of the property shows the date of connection and who was the owner of the property at the relevant time.
vi) Water bill of the property also shows the ownership idea.
vii) Socai check is also important to ask about the owner and the property from the neighborhood in detail.
